Egypt’s real estate market poised for recovery as 2008 building rules return

Egypt is returning to Law No. 119 of 2008 in rural areas to manage urban growth better and reduce violations, which the 2021 rules still need to do.
The 2021 rules limited building facades to 8.5 meters, but Law 119 allows more flexibility, including taller buildings and commercial spaces on the ground and first floors, with a limit of five floors.
Going back to this law is expected to revive the real estate market, which has slowed for over three years, and boost industries like wood and electrical supplies tied to construction.
Removing the 2021 building rules is part of Egypt’s plan to make construction easier, as the previous rules caused delays and increased building costs.
