UK forestry sales fell to £95.4 million in 2024, a 55% decrease from last year.
Stable timber prices, growing interest in natural capital projects, and new biodiversity regulations are helping the market grow.
44 forestry properties covering 5,400 hectares were listed for sale, with 79% of them in Scotland.
The average sale price dropped to £18,600 per hectare, an 18% decline, mainly due to many lower-value properties in northern Scotland.
In Scotland, land availability fell by 40% to 1,600 hectares, as suitable land for commercial forestry became more scarce.
Land prices in Scotland have leveled out at £10,000 per gross hectare.
In England and Wales, land for sale grew by 92%, with prices averaging £14,500 per hectare in England (13% lower than in 2023) and £16,800 per hectare in Wales (26% higher than last year).
